SBA loans have a reputation for good terms and long repayment periods, which is why so many Atlanta business owners ask about them. They also have a reputation for paperwork. Both are true. The owners who have the smoothest experience are usually the ones who prepared before they ever talked to a lender.
This guide covers how SBA loans work, the main programs, and how to get your credit, documents and cash flow ready. Flex Fuel does not guarantee any loan approval or funding amount. Lenders make their own decisions based on your business, your credit and their own guidelines.
How SBA loans actually work
The U.S. Small Business Administration generally doesn't lend money directly to businesses (disaster loans are the main exception). Instead, it partially guarantees loans made by approved lenders like banks, credit unions and certain nonprofit lenders. That guarantee reduces the lender's risk, which can make the lender more willing to offer longer terms.
What that means for you: you still have to qualify with the lender. The SBA sets program rules, and each lender adds its own credit standards on top.
The main SBA loan programs
SBA 7(a) loans
The SBA's most common program. 7(a) loans can be used for working capital, equipment, buying a business, refinancing certain debt and real estate. The maximum loan amount is $5 million.
SBA 504 loans
Designed for major fixed assets like buying or improving commercial real estate or long-term equipment. They're structured with a bank and a Certified Development Company (CDC), and typically require the borrower to contribute part of the cost.
SBA microloans
Smaller loans, up to $50,000, made through nonprofit intermediary lenders. Microloans can be a fit for newer businesses and often come with business coaching from the lender.
You can see current program details at SBA.gov and use the SBA's Lender Match tool to connect with lenders in the Atlanta area.
What lenders look at
Every lender is different, but most SBA underwriting comes back to the same questions.
Can the business repay?
Lenders want to see cash flow that covers the new payment plus your existing debts. They'll review business tax returns, profit and loss statements and balance sheets. Clean, consistent books matter. If your bank deposits don't match your reported revenue, expect questions.
What does the owner's credit look like?
Owners of 20% or more of the business are generally required to personally guarantee an SBA loan, so your personal credit gets reviewed. Lenders look at payment history, existing debt, recent late payments, collections and how much revolving credit you're using. Before you apply, pull your three-bureau reports at smartcredit.com/flexfuel and fix any genuine errors first. Our guides on late payments and collections can help.
Is the business set up properly?
Lenders want a real, verifiable business: registered entity, EIN, business bank account, licenses, and an address and phone that match across your records. If you're still building that foundation, start with our guide on business credit vs. personal credit.
Is there equity or collateral?
Many SBA loans require the borrower to put some money into the deal, especially for business acquisitions and startups. Lenders may also take available business or personal assets as collateral.
How will you use the money?
A clear, specific use of funds is stronger than "working capital." Show what you're buying and how it supports revenue.
Your SBA loan document checklist
Requirements vary by lender and program, but have these ready:
- Business plan with a clear use of funds, especially for newer businesses
- Business and personal tax returns, usually for the last few years
- Year-to-date profit and loss statement and balance sheet
- Business bank statements
- Debt schedule listing current business debts, balances and payments
- Personal financial statement for each owner (the SBA uses Form 413)
- SBA Form 1919, the borrower information form for 7(a) loans
- Formation documents, licenses, EIN letter and any leases or contracts
- Resumes for the owners and key managers
Gathering these early gives you time to catch problems, like missing returns or mismatched numbers, before an underwriter does.
Timing: when to start preparing
If you're thinking about an SBA loan in the next six to twelve months:
- Now: Review personal credit, separate business and personal finances, and get your bookkeeping current.
- A few months out: Hold off on new personal credit applications, pay down revolving balances, and organize your documents.
- When you apply: Talk with more than one lender. SBA lenders vary in the industries, deal sizes and startups they're comfortable with.
Our business loan funding readiness checklist walks through the broader prep for any kind of business financing.
Common mistakes that slow SBA loans down
- Mixing personal and business money in the same account
- Tax returns that show little or no profit when you're asking a lender to rely on cash flow
- Unresolved personal credit problems, like recent late payments or collections
- Vague use of funds or a business plan that doesn't match the numbers
- Applying with only one lender and assuming one "no" means every lender will say no

Frequently asked questions
Does the SBA lend money directly?
Generally no. Except for disaster loans, the SBA guarantees part of loans made by approved lenders, and those lenders make the approval decision.
Can a startup get an SBA loan?
Some lenders work with startups, especially for microloans or acquisitions of existing businesses, but expect stronger requirements around your plan, experience, credit and owner contribution.
Do I need good personal credit for an SBA loan?
Owners of 20% or more generally personally guarantee the loan, so lenders review personal credit. Each lender sets its own standards.
How long does an SBA loan take?
It varies by lender, program and how complete your file is. Having your documents organized ahead of time is one of the best ways to avoid delays.
Can Flex Fuel guarantee I'll get approved?
No. No one can honestly guarantee funding. We help you prepare so you can apply with a stronger, cleaner file.
